Steps to Selling your Home Fast

Family and friends frequently ask me for advice in selling their home. Being in such a transient market, most homeowners will only live in their house for a handful of years before the military forces them to be out of state landlords (which I’m sure isn’t the most ideal option!).

So here’s a few “simple” steps that I generally pass on to people looking for some help:

De-clutter & De-personalize

De-clutter and de-personalize simply means to remove all that extra stuff from your home. Depending on how much stuff you’ve accumulated, you may have to rent a storage locker to accomplish this. All rooms should have minimum furniture and decorations… just enough to shape the space and allow the buyers to understand the purpose of the room. Some buyers are more creative than others, but a lot of people have a hard time seeing past too much stuff. It can be their dream home / floor plan, but they may not be able to see the potential if there is too much junk everywhere or oversized furniture in the wrong places.

Refresh as Necessary

So that beautiful faux finish you did on your bathroom wall 10 years ago in purple may have been the “bees knees” back then, but is a little outdated now! Or maybe you have some bright colors in your children’s bedrooms that need to be updated. It may not be a bad idea to put a more neutral, soft gray or white on your walls if you’re trying to sell quickly—potential buyers need to be able to visualize themselves living in a home. People have a very hard time seeing past personalized colors. I’ve walked a lot of buyers through pre-renovation houses and always tell them to “ignore the colors and finishes and simply look at the floor plan.” Inevitably, the first words out of their mouths is always the same… “I hate the wall colors.”

Use a Realtor

Yes, I said it… don’t try the whole FSBO thing (For Sale By Owner). Sure, some people may have success without using one, but in general, you are far better off hiring an experienced and professional realtor. Allow me to reiterate that point… hire an experienced and professional realtor, not your buddy’s brother’s fiancee’s sister, who happens to have just got her license! Trust me, I hate to pay an extra 3% on every house we sell… but I understand the value that is being provided. I’ll dedicate a future blog to going into more details on this subject.

I don’t think I really need to expound on this… but the cleaner it is the easier it will sell.
